Goulton Road, Hackney E5

The proposal includes the demolition of the derelict 1-storey building and replacement with a 2-storey, part 3 + 4 storey new structure that will be connected with the existing Victorian building on Goulton Road. The proposed scheme retains the existing Victorian industrial building on Goulton Road, the conversion of it into dwellings and the extension to the roof with maisonettes in 2 new levels setting back from the front. The new building and the existing will be linked at the fist floor and upper, leaving a protected main entry to the site on the ground floor level.

The proposed scheme contains >B1 use accommodation, 211sq.m. G.I.A. on the ground floor + residential flatson upper floors, comprising 27 habitable rooms with amenity space at the courtyard + the terraced levels where provided. The breakdown of the unit mix is: 3 x 1-bed, 3 x 2-bed and 3 x 3-bed.

The design strategy is providing massing to the new south-west corner that corresponds in terms of scale and proportion to that of the existing Victorian houses on Goulton Road. It is proposed to make this new building out of contemporary materials, wrapped around the acommodation like a brightly coloured skin. This is in contrast to the load-bearing, Victorian brick structure of the existing, effectively creating an architectural dialogue between the old and the new.

The new structure is providing angled openings either facing the main street or/and the courtyard so there is no impingement on the neighbours’ privacy whereas on the ground floor the design is kept contained while it opens towards the courtyard. Additional roof lights are giving light from above.The new levels added are set well back from the street, providing terraces to the flats and unlimited flow of light to the neighbouring properties. It respects the architectural character of the original building by making a clear set back from the existing outlines.

The new materials proposed for the new structure will make a distinctive comment on the new era of Hackney while acting as a contrast to show off the handsome Victorian buildings.

The application was seeking to utilise to the full, urban land in a town centre area. It wanted to uplift a derelict and underused area, and provide valuable new residential and commercial spaces.
